GENERAL REQUIREMENTS 1A. SUMMARY OF WORK 1A.01 Description of Work The work to be performed under this contract consists of rehabilitating a small dilapidated cabin that will serve as living quarters. Requirements include: a) Replacing and finishing drywall throughout cabin b) Removing and replacing old linoleum floor in kitchen c) Reconstruction of cabinets in kitchen d) Rodent proofing the entire cabin e) Removing lead-based paint f) Painting the interior rooms g) Refinishing wood floors h) Finish carpentry work 1A.02 Location of Work All work to be performed at Hopper Mountain NWR located approximately six air miles (approximately 15 driving miles) northeast of the town of Fillmore in Ventura County, California. The refuge elevation ranges from around 1,600 feet to above 4,000 feet. 1A .03 Inquiries Questions regarding the work should be directed to Mark Hall, Refuge Manager, who can be reached at the Hopper Mountain NWR Complex office, P.O. Box 5839, Ventura, CA 93005, (805) 644-5185, Fax (805)644-1732 1A .04 Special Notes All work shall be scheduled in advance and coordinated with the Refuge Manager. Work will commence in August/September 2005. Work should be completed by December 1, 2005. a) The Contractor shall remove all waste materials from operations and dispose of them at certified and authorized recycling centers and/or county/city waste disposal sites. 1B. CONTRACT DOCUMENTS See the attached drawings listed as follows: Drawing No. Title 1R-CA-81674-1262 D802-05-1.0 Floor Plan 1R-CA-81674-1262 D802-05-2.0 Vicinity Map of Hopper Mountain NWR 1C. INSURANCE Proof of Liability Insurance required. DIVISION 2. PROJECT REQUIREMENTS 2A. WORK TO BE PERFORMED 2A.01 General Contractor will provide all labor to perform work described below at the Hopper Mountain NWR field station. Work will rehabilitate and restore a 600 sq. ft. cabin. 2A.01 Equipment Contractor is responsible for all equipment, supplies and materials. 2A.02 Scope of Work a) Dry wall - Dry wall is in place on all interior walls, only ceiling will have to be put up and then finished. ~ 540 sq. ft. b) Rodent proof entire cabin - Seal off multiple entry points for mice and rats c) Kitchen Floor - Pull up old cracked and broken linoleum and replace with new. ~ 180 sq. ft. d) Lead-based paint - Lead-based paint will have to be removed from 13 window frames and 2 doors. e) Kitchen Cabinets - Reconstruct cabinets with new fronts, drawers and shelves. f) Wood Floors - Refinish ~ 417 sq. ft. of wood flooring. g) Wood Work - Finish carpentry work including window frames, door frames, baseboards etc. h) Paint interior rooms i) Repair and replace some exterior siding 2B. SPECIAL CONDITIONS 2B.01 Fire Hazard A high fuel load exists on the refuge creating an exceptionally high fire hazard. The contractor will be responsible for preventing any fire from their equipment. 2B.02 Species Hopper Mountain NWR was set aside to protect foraging and roosting habitat for the endangered California condor. 2B.03 Special Notes Due to the remote location and limited access to equipment and materials, it is recommended that any contractor considering this project do a site visit. 2C. Inspection and Payment 2C.01 Inspection Inspection of contract work will be made by the Refuge Manager to determine if project is completed to the specifications and conditions as requested. 2C.02 Payment Payment will be made on the basis of the approved inspection of the work performed in accordance with the Technical Specifications described herein.
