Description
The General Services Administration seeks to lease approximately 10,850 Rentable Square Feet of space should yield 9,433 ANSI/BOMA Office Area (previously usable) square feet in Anniston, Alabama. Space must be located within the following delineated area: The area should start from the corner of Leighton and 13th Street. Proceed North on Leighton, turn West on 22nd St, then North on Alabama Hwy 21. Proceed North on 21 to the new entrance to McClellan and turn right onto Justice Ave. then right on exchange Ave. Turn left on Nielson St. then left on Berman Road. Proceed through traffic circle and out on Blazell Gate Road. Turn South on Alabama Hwy 21 and proceed on Quintard Blvd. Turn West on 19th St and South on Noble St. Proceed through the Central Business District and turn East on 8th St. Turn South on Quintard and East on Greenbrier-dear Rd. Turn North on the Eastern by-pass (Golden Springs Rd) and proceed on Henry Rd and 10th St. Turn North on Leighton and back to starting point ay 13th St. On-site surfaced parking is required for a minimum of 48 vehicles. Additional parking must be commercially available within a two-block radius of the office. The term of this lease is 10 years, 5 years firm; with all services, supplies, utilities and tenant alterations to be provided as part of the rental consideration. If the successful bidder is proposing new construction, the space must be ready for occupancy within one year from the date of receipt of approved design intent drawings. If the successful bidder proposes an existing building, the space must be ready for occupancy within 6 months after the date of receipt of approved design intent drawings. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. New construction will be considered. Newly constructed buildings are required to meet a 50-foot setback from streets and public parking. This requirement applies to ?all sides? of the building.
