Description
The United States Government is seeking to lease approximately 246,100 contiguous rentable square feet of warehouse space. The rentable space must yield a minimum of 216,500 contiguous ANSI/BOMA warehouse area square feet. The lease term requirement is for 5 years with the option of extending the lease for another 2 years. The space must be available for occupancy by January 31, 2006. The delineated area is in Landover, Maryland within an area bounded by I-495 on the north, Route 214 on the south, I-95 on the east, Route 1 on the west, and Eastern Avenue to the southwest. Other requirements applicable to this requirement include: Parking to square foot ratio available on-site must at least meet current local code requirements or in the absence of a local code requirement, a minimum of 10 parking spaces must be available for use by the Government. All offerors must insure a watertight facility at the owner's expense. Ceiling height from finished floor to the lowest rigid frames or structural members must be a minimum of 20 feet. Offeror shall provide 4 loading entrances with overhead truck doors. One(1) loading entrance shall be a drive in loading bay. Three(3) loading entrances shall be loading docks. Each loading dock truck door shall be at least 8 feet wide and 9 feet high and insulated. The drive in door shall be 12 feet wide and 16 feet high. The Government is considering whether to remain in its existing lease space or relocate to alternative space. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, non-productive agency downtime, etc.
