- AMOUNT: Approximately 1,029 rentable square feet yielding a minimum of 895 ANSI/BOMA usable square feet to a maximum of 930 ANSI/BOMA square feet of office and related space. LOCATION: Space must be located within the Central Business District (CBD) of Chattanooga, TN outside of the flood plain area, easily seen from a major street and property must be fronting on or bounded by the following streets: North: 4th Street, East: Georgia Avenue, South: 11th Street, WestL Interstate 24 If no suitable property can be found within the CBD the Government will look within the city limits of Chattanooga, TN. REQUIRED: All services, supplies, utilities, partitioning and required tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy NO LATER THAN November 1, 2005. TERM: Lease term will be for ten years with the Government having cancellation privileges in whole or in part on 60 days written notice after fifth year. OWNERS & AGENTS: Submission by any party other than the owner or manager of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space.
