Description
The U.S. General Services Administration (GSA) is interested in leasing approximately 14,306 rentable sq.ft. of space to yield 12,440 ANSI/BOMA Office Area square feet of space. Occupancy date preferred is February 1, 2007, or sooner, if possible. Lease term: 10 years, 5 years firm. Space must be located in the following delineated area: North: Veteran?s Memorial Hwy. along North Broad Street (Hwy 53) to connect to Turner McCall Blvd.; East: East on 3rd St. from 1st Avenue; north on Glen Milner/8thth Avenue; east on 1st St; north on Turner McCall Blvd to Riverside Parkway; South West on 1st Street from Riverside Parkway; south on 1st Avenue to 3rd Street and West: From Veteran?s Memorial Hwy; south on Redmond Rd.; South on Hwy 27, east on Turner McCall Blvd; south on Riverside Parkway to 1st St. Unique Requirements: Space offered must be in the same building and contiguous. Space offered must have potential for efficient layout, e.g. Column spacing of at least 25 feet; No atriums or other areas interrupting contiguous space; no extremely long narrow runs of space; no irregular space configurations or other unusual building features adversely affecting usage will be considered. The Government requires a fully serviced lease with adequate employee and visitor parking consisting of a minimum of 82 surfaced parking spaces on site.
