Description
General Services Administration (GSA) Lease No. LAZ38517 provides 2,300 rentable square feet of workshop and office related area in a one-story building with three bays in Camp Verde, Arizona. In addition, there is an enclosed bone yard which provides an approximately 1,700 square foot area to accommodate parking for 5 personal vehicles, 4 government maintenance vehicles, as well as a 20-foot long gooseneck trailer. GSA is interested in considering alternative space if relocation is economically advantageous to the Government. In making such a determination, GSA will consider cost factors including, but not limited to, the total cost of the physical move (including telecommunications and computer cabling costs); tenant improvement costs (whether included in the rent or compensated separately from the rent); and anticipated rent for the space. Other factors impacting the Government's right under a prospective lease, such as, the length of any firm term that may be required at an alternative location, length of time necessary to deliver occupancy-ready space, and the right to terminate any space vacated during the term, will also bear. Ideally, space must be situated in close proximity to the entrance to the Montezuma Castle National Park and must be convenient to I-260 and the Black Canyon Freeway. Space must meet the Federal Government's standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. Space must be ready for occupancy on October 5, 2006 or sooner. A lease term of 10 years with a firm term of 5 years is sought. No build-to-suit proposals can be considered. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, September 19, 2005. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, and contact information for owner or authorized agent.
