Description
U.S. GOVERNMENT SEEKS EXPRESSION OF INTEREST FOR OFFICE SPACE IN CEDAR RAPIDS, IOWA Requirement: The General Services Administration is seeking to lease approximately 10,044 rentable square feet of office space, which must yield 8,734 to 9,170 ANSI/BOMA office area square feet. Structural support columns shall be no closer than 20 feet, center to center. Public transportation must be available within 2 blocks from offered space. Parking shall meet local code requirements; on-site parking shall be available at a ratio of 1 space for every 220 rentable square feet of Government demised area. The requirement yielding the most parking spaces shall be utilized. Location: The northern boundary is established as being south of 42nd St NE between Edgewood Rd NE on the west to I-380 on the east. East of I-380 between 42nd St NE and Blairs Ferry Rd NE. South of Blairs Ferry Rd NE between I-380 and 1st Ave E. The eastern/southern boundary is established as west of 1st Ave E, to 1st Ave W to Williams Blvd, between Blairs Ferry Rd NE on the north and Edgewood Rd SW. The western boundary is established as east of Edgewood Rd NW between Williams Blvd on the south to 42nd St NE on the north. Occupancy: Space must be ready for occupancy 240 days from agency approval of Design Intent Drawings. Lease Terms: The proposed rental term shall be 10 years, 7 years firm. Both existing space and new construction will be considered. New construction space must have a 50-foot setback from the leased building to any public access area. The space must be fully serviced and altered to meet the Federal Government?s requirements for fire and life safety and handicap accessibility. Owners, brokers or agents may offer space or sites for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building or property offered.
