Description
The U.S. General Services Administration (GSA) is interested in leasing approx. 8,977 rentable sq.ft. of space to yield 7,806 ANSI/BOMA usable square feet of space. Occupancy date will be December 15, 2006, or sooner, if possible. Lease term: 10 years, 5 years firm. Space must be located in the following delineated area: An area bounded as follows: Beginning at 651 9th Avenue SW proceed North on Hwy 11 to Hwy 150, turn East (right) on Hwy 150. Follow Hwy 150 East to Lakeshore Parkway, then turn North (left) on Lakeshore Parkway and follow to the Bessemer City limits. Unique Requirements: Space offered must in the same building and contiguous. Space offered must have potential for efficient layout, e.g., space should not exceed a length to width ratio of 2:1 nor be ?U? or ?L? shaped. No atriums or other areas interrupting contiguous space; no extremely long narrow runs of space; no irregular space configurations or other unusual building features adversely affecting usage will be considered. The Government requires a fully serviced lease with adequate parking for clientele on site in accordance with local code (at least 40 on site spaces are required and additional parking should be available within 200 feet of the offered building).
