Description
CLARIFICATION OF DELINEATED AREA: The U.S. General Services Administration (GSA) is interested in leasing approximately 14,306 Rentable Square Feet of space to yield 12,440 ANSI/BOMA Office Area Square Feet of space. Occupancy date preferred is February 1, 2007, or sooner, if possible. Lease term: 10 years, 5 years firm. Space must be located in the following delineated area: North: East on North Rome Connector/Veterans Highway from intersection of Redmond Rd/North Rome Connector to GA HWY 53. Turn right onto GA 53 South. East: GA 53 South from Veterans Hwy. Cross Turner McCall Blvd. (becomes East First St). Go to intersection of East First St and East Eighth Ave/Glen Milner Blvd. South: South (left) at intersection of East First St and East Eighth Ave/Glen Milner Blvd to East Third St. West (right) on East Third St to East First Ave. North (right) on East First Ave to West First St. East (right) on West First St to Riverside Pkwy. North (left) on Riverside Pkwy to Turner McCall Blvd (U.S. Hwy 27N). West: West on Turner McCall Blvd (U.S. 27N). Stay on U.S. 27N when it turns right and becomes Martha Berry Hwy. North on U.S. 27N to Redmond Rd. West (left) onto Redmond Rd to North Rome Connector/Veterans Hwy. Unique Requirements: Space offered must be in the same building and contiguous. Space offered must have potential for efficient layout, e.g. column spacing of at least 25 feet; no atriums or other areas interrupting contiguous space; no extremely long narrow runs of space; no irregular space configurations or other unusual building features adversely affecting usage will be considered. The Government requires a fully serviced lease with adequate employee and visitor parking consisting of a minimum of 82 surface parking spaces on site. Any new lease construction must maintain a minimum 50? standoff distance on all sides of the constructed facility (street curb to building curtain wall) unless waived by the Contracting Officer.
