- The General Services Administration (GSA) is seeking expressions of interest from fee title owners, or their duly authorized representatives, wanting to participate in an assignable option to purchase a site, or an assemblage of properties for a lease construction project. The expression of interest is for the SITE ONLY. The site shall be located within the boundary of Frederick County, Virginia. The site shall contain a minimum of 60 acres to a maximum of approximately 110 acres. The intended use of this facility will require mission-related setbacks so that the sites at the lower end of the minimum acreage may not meet project requirements. Sites must have the capability to provide 2 means of access and egress to separate main roads. Site shall be zoned for commercial use or be capable of having zoning changed, and shall not be in a floodplain. It is recommended that the site be proximate to infrastructure to support a series of buildings with a minimum 500 foot security setback from any public area to any occupied building. The Seller shall provide all documentation of ownership including entitlement to the property. The site shall be environmentally clean with Seller providing any existing environmental and geotechnical information available. Seller shall advise if there are any historic structures on or in the immediate are of the site and if there are any known archeological resources on or near the site. Seller shall state the current zoning of the property as well as any applications that may have been submitted to change the zoning of that property to a different intended use. Seller should provide with their offer a topographical map of their particular area, a metes and bounds survey of the property being offered and, a land survey of their particular area. The Seller should show on a drawing the distance from the property lines the availability of public utilities (natural gas, water, sewer and electric). Seller should also indicate on the drawing the closest available connection point to fiber optics. Seller must indicate on the drawing what roads constitute access to the property. Seller should also list all County, State and Federally maintained roads within ? mile of the property. Fee title owners, or their duly authorized representatives, are invited to submit expressions of interest, specifying the address and legal description of the property to: Robert B. This advertisement is NOT a basis for negotiations and the right is hereby reserved as the interest of the Government may require it to reject any or all offers and give consideration to sites other than those offered in response to this advertisement.
