Description
Requirement: The U.S. Government has a requirement for office space in Northern Virginia. The Government seeks to lease office and related space consisting of approximately one hundred and sixty-five thousand (165,000) contiguous rentable square feet in an existing single-tenant building or one currently under construction. The rentable space must yield approximately one hundred and thirty-two thousand (132,000) usable square feet, available for use by the tenant. The building shall be located on a secured site with a minimum 50-foot setback from the property line to all four sides of the building; however, a setback greater than 50 feet is preferred. The requested space must be in a building capable of being altered to meet the Government's needs and security requirements. The building must meet Federal Government standards for fire and life safety, accessibility, and be located outside of a 100-year floodplain. All services, supplies, utilities, partitioning, and tenant alterations are desired as part of the rental consideration. The building offered must not contain sprayed-on fireproofing or acoustical treatment containing asbestos. Space on the roof for antenna is required. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Space must be accessible 24 hours, 7 days a week. Lease Term: Lease term is for 10 years firm. Occupancy: Space offered must be ready for tenant occupancy no later than January 31, 2007. Location: Space must be located in Northern Virginia within a fifteen (15) mile radius of the intersection of U.S. Route 50 and Interstate 495. Expressions of Interest Should Include: - Building name and address - Rentable square feet and rentable rate per square foot - Expected tenant improvement allowance from a defined building shell condition - Method of measurement used to determine the rentable square feet - Common Area Factor(s) for available space - List of building-provided services - 1/8 inch scaled drawing of space offered Owners and Authorized Agents: This advertisement is not a basis for negotiation and this notice is hereby given that, based on the evaluation of the response(s) to this advertisement, the Government may or may not solicit for offers to satisfy this requirement.
