Description
REQUIREMENT: The United States Government seeks to lease approximately 4,500 Rentable Square Feet (RSF) of space to yield between 4,500 and 5,000 Useable Square Feet (USF) of contiguous office space between the third (3rd) and tenth (10th) floors. Space must be available for occupancy no later than December 1, 2006. The building shall meet all Government requirements for security, including but not limited to, a security guard in the lobby during business hours, card-key access for employees, and visitor screening. DELINEATED AREA: The space will be located within the following delineated area boundaries: North ? Chicago Avenue; West ? LaSalle Street; South ? Washington St; East ? Lake Michigan. REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The Government shall have access to the space 24 hours per day, 7 days per week. Two (2) official on-site reserved parking spaces are required and public parking must be available within one (1) block of the building. The building must be near inexpensive and moderately priced fast food and/or eat-in restaurants that are within walking distance. Other employee services such as retail shops, cleaners, and banks shall be located within one (1) mile. The offered space must meet Government requirements for security, fire safety and handicapped accessibility. LEASE TERM: Term is for 10 years. EXPRESSIONS OF INTEREST: If you desire to submit a location for inspection, please forward information by 5:00 pm EDT, October 12, 2005. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, and contact information for owner or authorized agent. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
