- REQUIREMENT: The United States General Services Administration seeks to identify sources and receive information on available office and related space within the Standard Delineated Area for Washington, DC (inclusive of the Central Employment Area, NOMA, and the Southwest Waterfront). GSA is seeking sources of available office and related space for lease for all or a portion of approximately 440,000 to 492,000 BOMA Rentable Square Feet of office and related space in no more than two buildings for a period of five (5) years with two one (1) year options commencing at the expiration of the five (5) year firm term. Buildings capable of providing only a portion of the requirement must have at least 100,000 BOMA Rentable Square Feet available. GSA intends to use this information from prospective sources to issue a Solicitation for Offers to provide swing space during renovation of a GSA owned property. This Presolicitation Notice shall replace and supercede the Presolicitation Notice of April 4, 2005 pertaining to Solicitation # 05-003. LOCATION: All properties submitted to the Government must be located within the Standard Delineated Area for Washington, DC (inclusive of the Central Employment Area, NOMA, and the Southwest Waterfront). Requests for a detailed description of the Standard Delineated Area should be addressed to the Contact below. LEASE TERM: Five (5) years with two one (1) year options commencing at the expiration of the five (5) year firm term. EXPRESSIONS OF INTEREST MUST BE IN WRITING NO LATER THAN SEPTEMBER 16, 2005 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name & address; 2) Contact information and E-mail address of Lessor’s Representative; 3) BOMA rentable & usable SF available (with Common Area Factor); 4) Asking rental rate range per RSF (based on GSA Warm Lit Shell and Tenant Improvement Allowance of $20 per USF); 5) Date building will be ready for commencement of tenant improvements; and 6) If the building is being built, please provide detailed information on the status. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning this space requirement with any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
