Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 13,800 Rentable Square Feet yielding a minimum of 12,000 ANSI/BOMA (usable) square feet of contiguous warehouse and office related space in Tukwila, Washington. Space must be located in a professional building, research, technology or business park, contemporary in design, and be situated on a landscaped site which is well maintained. Office space configuration will approximate 1,000 USF. The remaining 11,000 USF will be warehouse space which must have at least an 18-foot high ceiling clearance and a sealed concrete floor. Warehouse and storage areas should be maintained between 60 and 80 degrees Fahrenheit with 40% to 60% humidity 24 hours a day. Similarly, the office area should be maintained between 70 and 80 degrees Fahrenheit with 40% to 60% humidity 24 hours a day. Floor load must accommodate six 24-foot box trucks with an 11,000 pound payload. Space must meet the Federal Government's standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before January 1, 2006. The lease term is 5 years with a firm term of 3 years. The parking requirement is for 5 surface spaces on a regular basis with the capability to provide additional parking availability for up to 30 vehicles on an intermittent basis. Such parking must be within 3 blocks distance from the entry to the building. Public transportation must be available within a convenient walking distance. Delineated area is the Tukwila Central Business District bounded as follows: Boeing Access Road to the North; South 180th to the South; Highway 509 to the West; and, Highway 167 to the East. Specifically, buildings must be located within 5-minute travel time of Interstate 5. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, October 19, 2005. Expressions of interest should include: building name and address; age of building; location of space in the building; rentable square feet offered and rentable rate per square foot (specifying services and utilities included); ANSI/BOMA defined usable square feet; percentage of common area factor used to determine the rentable square feet; 1/8 inch scale drawings of space offered or floor plans; building setback and seismic information; and, contact information for owner or authorized agent. If building is under construction, please include detailed information with respect to status.
