Description
The Government is interested in leasing approximately 6,048 rentable sq.ft. yielding 5,259 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in GREENSBORO, NC. This space is required no later than JULY 1, 2006. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located within the following geographic boundaries: North: W. Fisher Ave. to E. Fisher Ave.; East: Edward Murrow Blvd.; South: W. Lee St.; West: Freeman Mill Rd. to S. Spring St. to N. Edgeworth St. to W. Fisher Ave. Unique Requirements Overview: Offers must be for a contiguous floor plan space in a quality building of sound, substantial Class ?A? construction and location shall embody a corporate professional office image. Industrial/warehouse sites or sites adjacent to railroads are not acceptable. Overall dimensions of non-obstructive interior space shall offer agency an efficient office lay-out. Parking spaces identified to accommodate a ratio of 1 parking space per 250 rentable square feet. Any new lease construction must maintain a minimum 50? standoff distance from the constructed facility curtain wall to the curb unless waived by the Contracting Officer.
