Description
US GOVERNMENT REQUIRES SPACE TO LEASE LOCATION: Within the city limits of Las Vegas, Nevada, in one of the areas listed below bounded by: Area A: North: Stewart Avenue Area B: North: Sahara Avenue East: 7th Street East: Joe Brown Dr. South: Clark Avenue South: Flamingo Road West: Main Street West: Las Vegas Blvd. Area C: North: Lake Mead Blvd East: Interstate 15 South: Tropicana West: Interstate 215 The space must be located 1) in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. 2) In an office research, technology, or business park that is modern in design, a campus-like atmosphere, or on an attractively landscaped site containing one or more modern office building that is professional and prestigious in appearance with surrounding development well-maintained and in consonance with a professional image. Regularly scheduled public transportation, public street parking and or parking lots or garages must be on or within 5 city blocks of the offered building or site. Adequate moderately priced eating facilities and other services, such as retail, banks etc., must be located within 10 city blocks of the building or site. REQUIREMENT: 11,580 to 12,160 rentable square feet of space. The rentable space must yield approximately 10,070 to 10,575 occupiable square feet of contiguous office, storage, and conference, space together with 23 off-street single reserved secured parking spaces for use by the Department of Homeland Security, US Secret Service (USSS). The lease term will be 10 years, 8 years firm. Location With in the Building: Secret Service offices WILL not be located on the ground floor, or top floor, of any building. SPACE SHOULD BE LOCATED ON THE THIRD (3) TO SEVENTH (7) FLOOR. The offices WILL be located in contiguous space on one or more floors. Secret Service office WILL NOT be located in window space that is adjacent to outside fire escapes, ledges, balconies, or mezzanines or directly above the loading dock area. Building Security: The building Preference will be given to a building with a 24-hour security system. Secret Service personnel must have 24-hour unrestricted access to the office space and parking. Parking: Parking within an adjacent parking garage is the optimum situation. These buildings WILL be considered before other buildings that do not offer that alternative. A building, which sits above a parking garage, WILL also be considered, depending upon access control to the parking garage. Special security requirements for the parking area for official vehicles WILL depend on local conditions, which WILL be evaluated before the market survey. If on-site or adjacent parking is available, parking WILL be within a reasonable walking distance of approximately one block of the office building. The parking place and/or drop off point WILL be close to an elevator so that it provides service to the office location. This is desirable when prisoner handling is necessary. Elevators: A freight or public elevator that can be keyed off for exclusive use by the USSS is desirable when transporting prisoners. The elevators WILL go from the drop off point in the parking area to the floor on which our office is located. Access to both the freight elevator and loading dock must be made available to USSS personnel. All public elevators that open into Secret Service space WILL grant access only to the Visitor Waiting Lobby during normal working hours only. All other elevators that open into Secret Service space require access control devices systems and / or elevator; foyers locked from secret service space. The offered space must fully meet current codes for the Uniform Federal Accessibility Standards, Seismic Safety in accordance with ASCE/SEI31, Fire and Life Safety in accordance with NRPA, and all other local, state, and federal codes.
