- REQUIREMENT: The U.S. Government is seeking to lease approximately 5,000 rentable square feet yielding 4,348 ANSI/BOMA area square feet of contiguous first floor industrial and office space in Fresno for use by tenant for personnel, furnishings, and equipment. Below grade or basement space will not be considered. Space will be predominantly industrial, with office area limited to 100 USF. The remaining square feet will be configured as warehouse/workshop space to perform automotive and radio maintenance. A single-stoy building located on a secured site with minimum 50-foot standoff distance from property line to building facade is standard for new construction. A 20-foot setback is the minimum for an existing building. Public transportation must be available within 3 blocks. Minimum of one 12-foot wide by 14-foot high electrically operated roll-up door is required. Indoor parking for 1 vehicle awaiting maintenance will be provided within the facility; additionally, 5 reserved surface spaces will be provided on-site. The requested space must be in a building capable of being altered to meet the Government's needs and security requirements. The building must meet Federal Government standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Offeror shall be responsible for disclosure and remediation of any environmental hazards or liabilities, as well as strict compliance with all NEPA requirements. Space offered must have potential for efficient layout and be ready for occupancy on or before March 1, 2006. Lease and firm term are 5 years. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Subleases will not be considered. LOCATION: Space must be situated in Fresno within an area delineated as follows: NW boundary is Stanislaus Street; NE boundary is M Street; SE boundary is Mono Street; and, SW boundary is H Street.
