Description
TITLE X: The DEPARTMENT OF ENERGY ENVIRONMENTAL MANAGEMENT CONSOLIDATED BUSINESS CENTER (DOE-EMCBC) seeks expressions of interest for leased office space. The United States Government presently occupies office and related space at 1017 Majestic Street, Lexington, Kentucky under a lease that expires in January, 2008. The Department of Energy, Environmental Management Consolidated Business Center seeks potential sources for office and related space consisting of approximately 10,984 BOMA rentable sq. ft. The space should yield approximately 9,551 BOMA usable sq. ft. Additional requirements may include contiguous office space, on-site parking spaces, secured access and after-hour access. Space must meet the Federal Governments standards for fire and life safety, be fully ADA accessible, and located outside a 100-year floodplain. LEASE TERM: Through Janaury 2008 with 6 one year renewal options, cancelable anytime after January 2008 upon 60 days written notice. Expressions of interest should include the following: 1. Building name and address 2. Method of measurement used to determine square feet (include common area factor) 3. Rental rate for a fully serviced lease 4. Propose an operation base to be included in the rental rate 5. Identify any Tenant Improvement allowances 6. Identify any additional incentives 7. Name, address, and phone number of contact person 8. Evidence of authority to represent the owner The delineated area for the space is the Lexington, Kentucky. The space shall be located within the following boundaries: NORTH: Versailles Road SOUTH: Harrodsburg Road EAST: New Circle Road WEST: Man O???War Boulevard The Government intends to use this information to determine the feasibility of relocating this office. Alternative space will only be considered if it is in the best interest of the Government. This determination will include location, physical features of the building and surrounding areas, relocation costs, and tenant improvements. No award of a contract will be made based solely upon proposals received in response to this notice.
