Description
REQUIREMENT: This requirement was previously posted on June 30, 2005. The U.S. Government is seeking to lease approximately 20,815 Rentable Square Feet to yield a minimum of 18,100 to a maximum of 19,005 ANSI/BOMA Usable Square Feet of office and related area to house personnel, furnishings, and equipment. The General Services Administration (GSA) will use the Quality Solicitation for Offers to satisfy this requirement in an office building located in an area that is professional and prestigious in appearance, well maintained, modern in design, and of sound and substantial construction. The requested space must be fully serviced and in a building capable of being altered to meet the Government's needs and security requirements, as well as being fully compliant with requirements under the Americans with Disabilities Act (ADA). The building must conform to the seismic requirements for new construction as defined in the current (1999 edition) Uniform Building Code (UBC), or the 1976 edition for existing buildings. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. For all offerors proposing a build-to-suit, there are certain security requirements that must be included with the build-to-suit offer in order to be deemed responsive. These include the proposed facility must have a minimum distance of 50 to 100 feet (exact distance will be identified prior to initial offers) from the facade of the building on all sides and from any area in which the public will park their vehicles. The vehicle barrier must be within the property line and be accomplished by any or all of the following methods: natural, mechanical and/or fixed means. However, Government parking can be within the 50-foot distance if the offeror can demonstrate that the public cannot enter into this secured area. An award of contract will not be made for any property located within a base floodplain or wetland unless the Government has determined it to be the only practicable alternative. DELINEATED AREA: The building or site offered must be located within Imperial County, specifically within the following boundaries. North: Aten Road (El Centro) East: Bowker Road (El Centro) South: First Street (Calexico) West: Forrester Road (El Centro) LEASE TERM: The term is for ten (10) years with a firm term of five (5) years. OCCUPANCY DATE: Occupancy is required by January 1, 2007 or earlier. EXPRESSIONS OF INTEREST: Please include the following: Building name and address, subdivision, lot name and address; rentable square feet and rate per rentable square foot; the size of the lot if offering a build-to-suit; and, BOMA method of measurement, i.e., usable yield for available space by floor and building common area factor. If available, please include 1/8 inch scale drawings of floor plan or site plans. Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the owner of the building or parcel.
