- REQUIREMENT: The U.S. Government is seeking to lease approximately 3,641 rentable square feet yielding 3,166 ANSI/BOMA office area square feet of contiguous office and related space in Macon, Georgia. The delineated area is bounded as follows: North Boundary: North on I-75 to Forsyth, GA (approximately 20 miles outside Macon, GA) East Boundary: East one (1) mile from I-75 South Boundary: South on I-75 to Perry, GA (approximately 25 miles from Macon, GA) West: West one (1) mile from I-75 Ten (10) on-site, surface or covered, parking spaces are required or at the ratio required per local code, whichever is greater. Parking must be on site, secure,, near the office entrance and accessible 24 hours a day through a card key entry/exit system. The site should be easily accessible to major interstate highways. The office hours are from 6:00 AM to 5:30 PM, Monday through Friday, with access available beyond normal business hours. Space must be located on the first floor, must meet the Federal Government's standards for fire safety, and be capable of being fully accessible to the physically challenged. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required, to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office). The space build out will include a small laboratory with independent ventilation as well as separate men's and women's showers and locker rooms. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before August 31, 2006. Lease term is ten (10) years, five (5)) years firm. If new construction is offered, a 50' set-back is required from all roads and streets. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
