Description
The U.S. General Services Administration (GSA) is interested in leasing approximately 15,894 rentable sq.ft. of space to yield 13,821 ANSI/BOMA Office Area square feet of space. Occupancy date is not to exceed May 1, 2007; however, the GSA may consider an expedited date of occupancy, as soon as possible. Lease term: 10 years, 5 years firm. Space must be located in the following delineated area: An area bounded by the West, Eastward along I-55 and Crump Blvd to Danny Thomas, North on Danny Thomas to Linden, East on Linden to Watkins, North on Watkins to Poplar; West on Poplar to Danny Thomas to the Wolf River and along the Wolf River to the Tennessee State Line. Unique Requirements: Space offered must be in the same building and contiguous. Space offered must have potential for efficient layout, e.g. Column spacing of at least 25 feet; No atriums or other areas interrupting contiguous space; no extremely long narrow runs of space; no irregular space configurations or other unusual building features adversely affecting usage will be considered. The Government requires a fully serviced lease with adequate parking consisting of one designated parking space on site and at least 56 employee parking spaces required on site or within 200 ft. of the offered building. Any new lease construction must maintain a minimum 50? standoff distance on all sides of the constructed facility (street curb to building curtain wall). The Government will not consider sub-leasing space.
