- U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 2,700 RSF (YIELDING AT LEAST 2,352 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. The space must meet requirements for fire-safety plus handicapped access in accordance with PL-90-480. Housing the requirement on one contiguous floor is preferable, but contiguous space on more than one floor will be acceptable. One (1) parking spaces must be available within a two (2) block radius of the offered property. Anticipated occupancy will be September 1, 2007. LEASE TERM: Ten (10) Years, FIVE (5) years firm term. DELINEATED AREA: Martinsburg, WV and within five (5) blocks of the Martinsburg Federal Building located at 217 West King Street. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN JANUARY 13, 2006 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Legal description 3) One-eighth inch scale drawing of space offered. 4) ANSI/BOMA defined Office Area Square Feet 5) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, and tenant improvement allowance included) 6) Percentage of Common Area Factor used to Determine the Rentable Square Feet 7) Number of parking spaces available on the premises. 8) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
