- The United States Government seeks to lease warehouse space consisting of approximately 6,500 rentable sq. ft in Portland within the following designated area: North of NW Roosevelt Street, South of the NW Front Avenue and NW Kittridge Avenue intersection, East of the NW Kittridge Avenue and NW St. Helens Road intersection, West of the NW Front Avenue and NW 17th Avenue intersection. The space should yield between 6,000 and 6,500 BOMA usable sq. ft. The space should have a ceiling clear height of at least 12 feet. Loading Docs would be preferred (Grade Level or Doc High), as well as the ability to drive a vehicle into the space. Existing buildings and Build-to-Suit opportunities will both be considered In either case, the building setbacks from the street, property line, or other public access areas, including visitor parking, must be a minimum of 20 feet on all sides. Where physical constraints exists that prevent the ability to achieve a 20 feet setback, physical barriers such as a decorative fence (e.g. wrought iron, brick wall, planters, etc.) can be utilized to secure the perimeter of the building and/or site. Site must not be within 1,000 feet of property line to religious institutions, residential property, school (public or private), childcare centers, retirement communities or nursing homes The proposed lease is for 10 years, and should be fully serviced. Space must be ready for occupancy no later than June 1, 2006. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The General Services Administration is using a tenant broker to represent the government in lease negotiations for this transaction. Brokers or agents may represent the prospective landlord but any properties or proposals submitted by broker/agent must be accompanied by written evidence they are authorized to represent the buildings ownership.
