Description

THE UNITED STATES GOVERNMENT is interested in leasing office and related space in the Columbus, MS Central Business District for use by the Federal Bureau of Investigation. Properties offered must meet the following basic criteria to receive further consideration: LOCATION: The space must be located within an area that could accommodate 1,810 BOMA usable square feet of quality, sound office space and 4 on-site reserved parking spaces with the capability to provide two additional parking spaces over the lease term. The space must be accessible to major highway arteries and be located in surroundings condusive to a professional business area. The location must not be in the immediate vicinity of any potential environmental threats, such as fuel storage areas, gas stations, chemical manufactoring facilities, etc. The delineated area is as follows: North: Spruill Road South: South 11th Ave. East: Gardner Blvd. West: Waverly Ferry Road REQUIRED: All space must be contiguous; 2nd floor of higher. For all proposals of existing buildings, a 20-foot stand-off distance shall be provided from the property line to the facade of the building. All utilities, services and tenant alterations must be included at part of the rental consideration and the building owner must be willing to amortize Tenant Improvements over the firm term of the lease. LEASE TERM: Ten (10) years, Five (5) years firm. OWNERS & AGENTS: Properties may be submitted for inspection by owners or their exclusive listing agent ONLY. Responses are due January 17, 2006. A market survey of potential sites will be performed shortly thereafter.
