- MODIFICATION TO SETBACK IS REVISED TO READ: Any new lease construction must maintain a minimum 20? standoff distance from the constructed facility curtain wall to the curb unless waived by the Contracting Officer.The Government is interested in leasing approximately 15,655 rentable sq.ft. yielding 13,613 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in WINSTON-SALEM, NC. This space is required no later than APRIL 1, 2007. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located within the following geographic boundaries: NORTH: Bethabara Park Blvd. (Intersection of Bethabara Park Blvd & Reynolda Rd) to intersection of Bethabara Park Blvd & University Parkway; EAST: Beginning at intersection of I-40 & Highway 52 North (Hwy 311) to intersection of Business I-40 & Highway 52 North. Veer west on Business I-40 and then turn north on Patterson Ave. Continue on Patterson Ave and turn west on 7th St. Boundary extends west to Cherry St and then turn north again on Cherry which eventually turns into University Parkway. Eastern boundary extends north on University Blvd until the intersection of University Blvd and Bethabara Park Blvd; SOUTH: Interstate 40 (Intersection of I-40 & Stratford Rd) to Intersection of I-40 & Highway 52 North; WEST: Beginning at intersection of Bethabara Park Blvd & Reynolda Rd south down to intersection of Reynolda Rd & Silas Creek Parkway. Then continuing south down Silas Creek Parkway to intersection of Silas Creek Pkway and Stratford Rd. continue south down Stratford Rd and end at I-40. Unique Requirements Overview: Offers must be for contiguous space (preference for first floor space) in a quality building of sound, substantial Class ?A? construction and location shall embody a corporate professional office park image. Industrial/warehouse sites or sites adjacent to railroads are not acceptable. Overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet square. Parking spaces identified to accommodate a ratio of 1 parking space per 185 rentable square foot.
