Description
This is a rebroadcast of an earlier requirement. The U.S. Government is seeking to lease approximately 19,320 rentable square feet yielding 16,800 ANSI/BOMA (usable) square feet of contiguous office and related space in Richmond, CA. Space must be situated within the following delineated area: North: Barrett Street (8th Street to 19th Street) East: 19th Street (Barrett Street to Livingston Lane) South: Bissell Avenue (9th Street to 17th Street) West: 8th Street (Barrett Street to MacDonald Avenue) and 9th Street (MacDonald Avenue to Bissell Avenue) All boundaries include addresses on both sides of the street. Space must be located no more than 2 city blocks from a primary or secondary street. First or upper floors are acceptable, but space must be contiguous with a minimum of 2 elevators, 1 of which can be a freight elevator. An efficient configuration is necessary, i.e., space should be no more than twice as long as it is wide, and columns can measure no more than 2 feet square and be spaced at least 20 feet from any interior wall and from each other. The site should be within a relatively convenient and safe walk to secured parking immediately adjacent to the office for both employee and public parking use. Two (2) reserved off-street parking spaces are required immediately adjacent to the office. The site should be safely accessible by both automobile and public transportation throughout the extended workday (7:00 AM to 5:30 PM, Monday through Friday). Custodial services must be performed during these work hours. Space must meet the Federal Government's standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. Secure office space and facilities in an office building, fully serviced and altered to Government specifications, are required, to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office). All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before February 1, 2007. Lease term is 10 years with a firm term of 5 years. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EST, Monday, January 16, 2006. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, and contact information for owner or authorized agent.
