- THIS MODIFICATION SERVES TO READDRESS THE DELINEATED AREA WHICH HAS BEEN REVISED TO BE THE FRESNO CENTRAL BUSINESS AREA. SEE DETAILS BELOW. EXPRESSIONS OF INTEREST MUST BE RECEIVED BY MONDAY, JANUARY 23RD. REQUIREMENT: The US Government is seeking to lease approximately 16,750 Rentable Square Feet to yield a minimum of 14,565 ANSI/BOMA Usable Square Feet of contiguous office and related space for personnel, furnishings, and equipment. The building must be located in a prime commercial office district with attractive and prestigious surroundings with a prevalence of modern design or tasteful rehabilitation. The building must conform to the seismic requirements for new construction of the current (1999) edition of the Uniform Building Code (UBC), or the 1976 edition for existing buildings. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. There should be adequate public parking, public transportation, moderately priced restaurants, and other services within a convenient and safe walking distance. The building should be located no more than the equivalent of 2 city blocks from a primary or secondary street. Offered space must be on one floor and above street level for security and acoustic reasons, with a minimum of two accessible elevators. The space must be efficient, no more than twice as long as it is wide. Columns within the space must be at least 20 feet from any interior wall and from each other, and should be no more than 2 feet square. PARKING: Two (2) reserved off-street parking spaces are required. DELINEATED AREA: The space must be located in Fresno, specifically within the Central Business Area and the following boundaries: Highway 99, Highway 41, and Highway 180. LEASE TERM: Lease term will be 15 years with a firm term of 10 years. OCCUPANCY DATE: No later than November 1, 2006 EXPRESSIONS OF INTEREST: If you desire to submit a location for consideration, please forward information by 5:00 PM EST, January 23, 2006.
