Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 9,721 rentable square feet yielding 8,453 ANSI/BOMA usable square feet of contiguous office and related space in Corona, California. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress, must be altered or constructed to meet the Government?s requirement. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before November 12, 2006. Two (2) on-site and reserved parking spaces are required with additional parking available within two (2) blocks, preferably on-site. Regularly scheduled public transportation within three (3) blocks sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. ACCESSIBILITY REQUIREMENTS: Offers for space in existing buildings will be evaluated for award based on level of compliance with ADAAG and UFAS. SEISMIC REQUIREMENTS: Offers for space in existing buildings will be evaluated for award based on level of compliance with current UBC as described in FEMA 310, "Handbook for the Seismic Evaluation of Buildings". LEASE TERMS: Fifteen (15) years, ten (10) years firm with the Government having cancellation privileges after 10 years. LOCATION: Offered properties must be located within the following delineated area: North: Interstate 91; South: Magnolia Avenue and Ontario Avenue; East: McKinley Street; West: Main Street. A map of the Delineated Area is available upon request. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building name and address 2. Rentable square feet and rentable rate per square foot 3. It is preferred that offers be submitted by owners or by authorized representatives of the owners with evidence of the agent?s authority to act in this capacity.
