Description
Advertisement ? 5TN0096 The United States Government is interested in obtaining an assignable option to purchase property consisting of a minimum of 7.0 acres to 10 acres to accommodate the following: A required 100 foot setback from the street right-of- way on all sides of the building; a minimum building floor plate of 25,000 BOMA usable square feet; code required handicapped parking; 85 additional inside/ secured parking spaces; 10 outside public spaces (cannot be within the 100 foot setback area); two separate means of direct vehicular access to a through street(s); controlled pedestrian access into the building from street/sidewalk. The site must be located within a conforming office development setting that would provide a modern design with prestigious appearance in a campus like atmosphere, with supporting amenities. The site must be located within the Central Business District and the City Limits of Knoxville, TN. Expressions of interest in the project (both site owners and development teams) can be submitted in letter form. Site proposals must include the following information: 1. Location map; address; aerial photos (if available); Site Plan with size stated and showing that above requirements fit on site; legal description; prominent features; identify existing structures. 2. Land cost, including annual amortization rate. Owners may submit their own proposals. Proposals submitted by agents must be accompanied by documentary evidence of the agent?s authority to make such offers. This is to advise persons submitting offers, that due to procedural regulations under certain laws, options should remain open through October 2006. The Government will make every effort to expedite the site selection. This advertisement is not a basis for negotiation, and the right is hereby reserved as the interest of the Government may require, to reject any or all offers and give consideration to sites other than those offered in response to this advertisement. Upon selection of the site, GSA will be competing for a developer to construct an office building of approx. 109,050 BOMA rentable square feet of office and related space.
