- AMOUNT: The U.S. Government is seeking to lease existing office space consisting of approximately 10,470 ANSI/BOMA office area square feet of contiguous space on a single floor including 19 secure parking spaces. A fifty-foot setback on all four sides of the space is required . Build-to-suit locations will be considered and accepted. LOCATION:Space must be located within the Central Business District (CBD) of Charleston, South Carolina. If suitable space cannot be found within the CBD, then the Government will give consideration within the city limits. The designated boundaries of the Charleston, SC CBD are: North: Fishburne to Hagood Ave to Spring St to Line St South: Broad Steet East: Meeting St to Charlotte St to Concord St West: Lockwood Blvd / Lockwood Dr Also, considered is Morrison Drive / East Bay Street Required: All services, utilities, supplies, partitioning and required tenant alterations are to be provided as part of the rental. All property must be within or facing the delineated area. Term: Occupancy is required not later than February 28, 2007. The lease term will be for ten (10) years, with the Government having the right to terminate after five (5) years. Owners and Agents: To submit a location for inspection, contact this office in writing via fax, email , or US Mail by February 3, 2006. Please include common area factor for available space by floor, if applicable.
