Description

REQUIREMENT: The United States Government seeks to lease approximately 13,948 rentable square feet of office and related use space. Space must yield 12,129 ANSI/BOMA office area square feet (ABOASF) space. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space located on the second (2nd) floor or above is preferred, however, first floor space will be considered. Subleases are not acceptable. DELINEATED AREA: The space will be located within or near the Central Business District for the City of Tallahassee and is bounded as follows: North: Interstate 10 East: Capital Circle NE/SE South: Orange Avenue West: Capital Circle SW/NW REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. At least, forty-nine (49) surfaced parking spaces are required for employees and visitors. On-site parking is preferred. If on-site parking is not available, then the 49 spaces must be commercially available within a 2-block radius of the site. The site should be accessible by public transportation throughout the extended workday (7:00 AM to 5:30 PM, Monday through Friday) with access available beyond normal business hours. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years. Space must be ready for occupancy on or before May 1, 2007.
