At least 25,274 ANSI/BOMA Office Area Square feet must be contiguous on one floor. Build-to-suits will be considered. Space must fall within the delineated area bounded as follows: NORTH: From RT 441, Orange Blossom Trail, east on Maury Road (south side of Maury Rd only) to the west side of Edgewater Drive; South on Edgewater Drive to the south side of Par Ave; East on Par Avenue to the east side of I4; South on I4 to the north side of Princeton St; East on Princeton Street to the east side of Orange Ave (aka Orlando Ave); South on Orange Avenue to the north side of Virginia Dr.; East on Virginia Dr to the east side of North Forest Ave; North on North Forest Ave to the south side of Corrine Dr; East on Corrine Dr. to the east side of Bennet Rd; South on Bennet Rd to the north side of E Colonial Rd (Rte. 50); East on E Colonial Rd to east side of Goldenrod Rd. Space must meet the Federal Government's standards for fire safety and be capable of being fully accessible to the physically challenged. Secure office space and facilities in an office building, fully serviced and altered to Government specifications, are required and must include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office). All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before August 1, 2007. Lease term is ten (10) years, five (5) years firm. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Subleases are not acceptable. Space should not be located within the 100-year flood plain. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, February 10, 2006. Expressions of interest should include building name and address, location of space in the building, and rentable square feet offered. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
