Description

Requirement: The General Services Administration is seeking to lease prestigious ground floor contiguous office space consisting of approximately 10,859.45 rentable square feet. Rentable space must yield approximately 9,243 to 9,443 ANSI/BOMA Office Area square feet. Support columns in the open office area shall be no closer than 20 feet, center to center, or from wall and no more than two feet square. Forty-five (45) parking spaces (5 handicapped) must be available within a 2-block radius from offered space, at reasonable commercial rates. On-site parking is preferred. Restricted or metered parking of one hour or less does not meet the parking requirement. Public transportation must be available within two blocks of the space. A setback of 20 feet and/or fa?ade protection equivalent to a setback of 20 feet shall be required. Delineated Area: Within the city limits of Jefferson City, MO. Location: Jefferson City, Missouri. Occupancy: Space must be ready for occupancy within 240 days from Government approval of design intent drawing. Lease Term: The rental term shall be ten (10) years, seven (7) years firm. Both existing space and new construction will be considered. The space must be fully serviced and altered to meet the Federal Government?s requirements for fire and life safety and handicap accessibility. Owners, brokers or agents may offer space or sites for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building or property offered.
