- The United States Government desires to lease modern quality office space consisting of approximately 5,762 rentable square feet no further than three (3) blocks from the U.S. Bankruptcy Court and generally defined by the following boundaries: NORTH: Lyon Street NW and Lyon Street NE between Ottowa Avenue NW and Ransom Avenue NE; EAST: Ransom Avenue NE to Ransom Avenue SE to Jefferson Avenue SE ending at Weston Street SE; SOUTH: Weston Street SE to Weston Street SW to West Fulton Street ending at Ottowa Avenue NW; WEST: Ottowa Avenue NW to Lyon Street NW The space must yield 5,238 BOMA usable square feet including one (1) on-site, twenty-four hour reserved, covered parking space. The space must be fully serviced including all utilities, janitorial and snow removal services. The proposed space can not be located on the first floor. Preferably the space will be contiguous and on one (1) floor. However, the space can be located in two (2) non-contiguous blocks of space consisting of the main office area and the meeting room. The meeting room may be located on the ground floor, subject to the approval of the Executive Office for United States Trustees (EOUST). The building shall have a secured lobby. A separate entrance from the public corridor is required for the office/support space, and the meeting room suite. Access to public bus and/or rail transportation is required and shall have a stop within two (2) blocks. On-site visitor parking needs must also be available. The proposed lease is for a ten (10) year term, five (5) years firm. Space must be ready for occupancy no later than December 2006. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The General Services Administration is using a tenant broker to represent the government in lease negotiations for this transaction. Offerors, including brokers or agents, may represent a prospective landlord, but any properties or proposals submitted by the Offeror must be accompanied by written evidence that they are authorized to represent the buildings ownership. Interested parties may submit pertinent information in writing by February 27, 2006 and should include the following: 1) Building name and address. 2) Location of space in the building. 3) Rentable Square Feet offered. 4) Rental Rate per Square Foot. Delineate all of the services, utilities and expenses both included and excluded from the Rental Rate, with their associated costs. If unknown, please estimate. 5) Tenant improvement allowance. 6) Percentage Common Area Factor used to determine the Rentable Square Feet offered. 7) Scaled floorplans of the offered space. 8) Name, address, telephone number, and email address of individual to be contacted.
