Description
UNITED STATES GOVERNMENT SEEKS SOURCES FOR LEASED OFFICE/WAREHOUSE SPACE ST. PAUL, MINNESOTA The United States Government is seeking to lease space consisting of both office and warehousing space. Location: Starting at the intersection of I-94 and I-35E. The west boundary is I-35E to State Route 36 east to U.S. Route 61 to State Route 96. The north boundary is State Route 96 to 88th Street North to County Route 17. The east boundary is County Route 17 to Stillwater Blvd east to County Route 15 to County Route 16. The south boundary is County Route 16 to County Route 13 south to County Route 18 west to U.S. Route 10/61 north to I-94 to I-35E Square Footage Requirement: The Government is seeking approximately 5,458 rentable square feet of space for occupancy by an agency of the Federal Government. The space must yield a minimum of 4,746 ANSI/BOMA usable square feet, to a maximum of 4,983 ANSI/BOMA usable square feet. Approximately 1,800 ANSI/BOMA usable square feet should be dedicated to office space with the remaining 2,946 ANSI/BOMA usable square feet will be dedicated to warehouse/storage space. Building: The following special requirements for the site are as follows: 1. A minimum of 10 parking spaces are required and must be adjacent to the main entrance of the facility. 2. The entry door to the warehouse needs a 12? clearance and the height of the warehouse can range between 14?-18?. 3. The offered space must be fully serviced and altered to meet Government requirements for Fire Safety and Handicapped Accessibility Standards. 4. After an on-site survey by a Government representative, the area of consideration may be revised depending on a review of the overall mission of the Government agency to be housed in the space. Term: The building term is 10 years, 5 years firm. The space should be ready for occupancy no later than August 1, 2006. Proposals from brokers or agents should be accompanied by evidence of their authorization to represent the ownership. Expressions of interest should include building names and address, or if new construction, the site location.
