Description
United States Government Seeks Sources for Lease of Office and Related Space in Northern Virginia REQUIREMENT: The United States Government presently occupies space in a building where the lease will expire in May 2007. The Government seeks to lease office and related space consisting of approximately one hundred eighty to one hundred eighty-five thousand (180,000 ? 185,000) contiguous rentable square feet. The rentable space must yield approximately one hundred seventy thousand (170,000) contiguous BOMA office useable square feet of space, available for use by the tenant. The cost of relocation, tenant improvement replication, and communication relocation or replacement among other items, will be considered when deciding to relocate. GSA intends to use this information from prospective sources to issue a Solicitation for Offers. LOCATION: Offered properties must be located in Northern Virginia within six (6) miles of 1400 Independence Avenue, SW, Washington, DC 20024. LEASE TERM: The proposed rental term shall be for ten (10) years, with an option to renew the lease for five (5) years. OCCUPANCY: Space must be ready for occupancy no later than May 1, 2007. The government reserves the right to accept the space at an earlier date, if the space is determined to be substantially complete. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Expressions of interest should include the following information: 1. Building name, address, and age. 2. Available square footage (ANSI/BOMA Office, rentable and usable). 3. Schedule for completion and occupancy date. 4. Rental rate information quotation per ANSI/BOMA office rentable square feet for a ten (10) year term, with an option to renew the lease for five (5) years. 5. Scaled floor plans (as-built) identifying offered space. 6. Information on project and building ownership.
