Description
46,123 RSF OF SPACE and 12 RESERVED PARKING SPACES. REQUIREMENT: The United States Government is seeking expressions of interest in providing 46,123 RSF of office and related space for lease. The Government is interested in considering alternative space if relocation is economically advantageous to the Government. In making such a determination, the Government will consider cost factors including, but not limited to, the total cost of the physical move (including telecommunications and computer cabling costs); tenant improvement costs (whether included in the rent or compensated separately from the rent); and anticipated rent for the space. These replication and move costs are estimated to be approximately $1.95M. Other factors impacting the Government's rights under a succeeding lease, such as, the length of any firm term that may be required at an alternative location, length of time necessary to deliver occupancy-ready space, and the right to terminate any space vacated during the term, will also bear. The exterior materials shall be attractive, durable and sustainable. The building must be located on a site that will allow for all building requirements, parking, and security. Site must be located outside the 100-year flood plain. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for security, fire safety and handicapped accessibility. The total requirement will be satisfied at the present location unless there is an alternate space of equal size and better quality. DELINEATED AREA: Offered properties/site must be located within or address on the following boundaries: North - Oak Knoll Drive South - Spicewood Springs Road/Anderson Lane East - A line ? east of HWY 183 to Shoal Creek Blvd, and then Shoal Creek Blvd. West - Research Blvd from Shoal Creek to Capital of Texas Hwy (Loop 360); Loop 360 from Research Blvd to Jollyville Rd from Loop 360 to Oak Knoll Dr. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years. OCCUPANCY: Occupancy is required no later than May 15, 2006. REQUIRED: Expressions of interest should include: 1. Building name/site and address 2. Rentable square feet and rentable rate per square foot 3. Common Area Factor for available space by floor on a single and multiple tenancy basis 4. Offeror's name, address and phone number 5. Responses by other than the property owner must include written permission of the owner to offer the space.
