Description
The United States Government seeks to lease office space consisting of a minimum of 16,664 rentable square feet in Providence, Rhode Island. Space must be located in a ?Class A? commercial building that is modern in design with a campus like setting or on an attractively landscaped site. If the entire space requirement cannot be met on the ground floor of the building, at least one half of the total space must be on the ground level of the building with the remainder being contiguous on the floor immediately above. Offeror must include 1 secure, restricted parking space on-site plus have access to at least 83 additional public parking spaces within 1/8th of a mile of the building. Secured parking space must be a minimum of 10?x20? in size. Existing buildings and new construction opportunities will both be considered. In either case, the building setbacks from the street, property line, or other public access areas, including visitor parking, must be a minimum of 20 feet on all sides. Where physical constraints exist that prevent the ability to achieve a 20 foot setback, physical barriers such as a decorative fence (e.g. wrought iron, brick wall, planters, etc.) can be utilized to secure the perimeter of the building and/or site. In all cases, the space must meet requirements for fire-safety plus handi-capped access in accordance with PL-()-480. Site must not be within 1,000 feet of property line to religious institutions, residential property, school (public or private), childcare centers, retirement communities or nursing homes. Anticipated occupancy will be 9/1/2006, though in the case of a new construction scenario, an extension of the occupancy date to 7/1/2007 will be considered. The lease term shall be 15 years with the right to cancel the lease after 10 years firm. Delineated Area: East Boundary: Rhode Island State Line North and West Boundary: Interstate 295 South Boundary: From the intersection of I-95 & I-295, North along I-95 until it meets I-195 and then headed east along I-195 to the Rhode Island state line. Expressions of interest must be submitted in writing and include the following information: 1) Building name, address, and location of space in the building. 2) Legal description 3) 1/8th inch scale drawing of the space offered 4) ANSI/BOMA defined office area square feet 5) Rentable square feet offered and Rental Rate per RSF. (Specifying services, utilities, and tenant improvement allowance included) 6) Percentage of Common Area used to determine the Rentable Square Feet. 7) Name, address, telephone number, and email address of the individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of the space. In instances where Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
