- Requirement: The United States Government currently occupies 57,803 rentable square feet of office and related space in a building under lease in Rockville, MD, that expires on July 31, 2009. The Government has a requirement for an additional approximately 25,300 contiguous rentable square feet of office and related space. The total rentable space must yield a minimum of 21,000 contiguous ANSI/BOMA Office area square feet. The delineated area is: North: Montrose Rd/Randolph Rd South: I-495 East: Connecticut Ave. West: I-270 The Government is considering whether to expand at the existing location or to relocate to alternative space which can meet the entire space requirement. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's entire requirement for a five year term, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, non-productive agency downtime, rent payments on vacant space under the existing lease or cost of buyout, etc. Please send expressions of interest to: Joe Judge The Staubach Company Authorized GSA Representative 6701 Democracy Blvd. Suite 201 Bethesda, MD 20817 Telephone: 301-214-1144 Fax: 301-214-1145 Email: joe.judge@staubach.com Expressions of interest must be submitted to the above address by 5:00 PM on March 24 2006, and must include the following information: Building name and address Rentable square feet available and expected rental rate per rentable square foot, fully serviced. Building Ownership Information Amount of parking available on-site and its cost - include whether expected rental rate includes the cost of the required Government parking (if any). List of building services provided. The Government's decision regarding whether or not to relocate will be based, in part, on information received in response to this advertisement. In the event that a potential offeror fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government's requirements.
