- U.S. GOVERNMENT SEEKS LEASED SPACE NACOGDOCHES, TEXAS SFO 5TX0209 *** This is a modification to a Presolicitation Notice posted on March 10, 2006. This modification has been issued to change (1) the required square footage and (2) the response date for inquiries. *** REQUIREMENT: General Services Administration is interested in leasing 8,315 net rentable square feet, which will produce 7,230 ANSI/BOMA usable square feet. The space will be occupied by the Social Security Administration. LEASE TERM: 15 years, 10 years firm. UNIQUE REQUIREMENTS: Office space must be contiguous and located on the ground floor and on one level without being split by a public corridor or firewalls. Space offered must have potential for efficient layout. Space should be located in a professional office setting and not within close proximity to residential areas. The Government requires a fully serviced lease including 36 surface parking spaces. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. For unimproved sites, the land should be of adequate size to accommodate separate employee and visitor parking and green space. Public access is an important consideration. LOCATION: Offered properties must be located within the city limits of Nacogdoches, Texas. In keeping with Executive Order 1072, first consideration will be given to properties within the Central Business Area (CBA) as defined by the City of Nacogdoches, Texas. In accordance with the Competition in Contracting Act, General Services Administration (GSA) will consider whether the CBA provides adequate competition for the subject-leased space acquisition. GSA will consider other offered properties within the city limits, if space is not identified within the CBA, which can satisfy the requirements of the agency, or adequate competition is not available within the CBA. The intent of this advertisement is to initiate a market survey, and to discover appropriate available properties within the Nacogdoches City Limits both inside and outside the CBA.
