Description
The United States Government (The Department of Veterans Affairs) is seeking to lease 100,000 rentable square feet, which must yield approximately 87,000 net usable square of office, which must be provided on no more than three contiguous floors. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The building must have a live load capacity of not less that 100 pounds unreduced per square foot throughout the offered space. The building must meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. Among these requirements the building must be set back from all public right of ways, driveways, and parking areas not less than fifty (50) feet on all sided. The property shall include 320 parking spaces adjacent to the building. The building and parking area must be fully accessible meeting all requirements of he Americans with Disabilities Act (ADA) and the Uniform Federal Accessibility Standards (UFAS). The building must be Leadership in Energy & Environmental Design certified (LEED NC or LEED CI as appropriate)) and Energy Star certified. Tenant improvements must be completed and the space ready for occupancy no later that 410 calendar days after the award of the lease or approximately October 2007. Location: The space must be located within the area of Columbia, South Carolina known as the ?loop?. This is further defined as Interstates 20, 26 and Interstate 77 surrounding the City of Columbia and other political sub-divisions within these highways. Lease Term: Fifteen years firm with one (1) five-year option to renew. Availability: Available for occupancy in October 2007. Expressions 1.
