Description
The General Services Administration is seeking to lease prestigious office and related space consisting of approximately 4,665 rentable square feet. The rentable space must yield 4,058 to 4,260 ANSI/BOMA Office Area square feet. The office space must be contiguous and located on the ground floor. Structural support columns shall be at least 20 feet, center to center from any interior wall and from each other, and be no more than two-feet square. Employee/customer parking must be available within a 2-block radius from offered space, at reasonable commercial rates. On-site parking is preferred. Restricted or metered parking of one hour or less does not meet the parking requirement. Handicap parking shall be 1/2 block from accessible entrance. Public transportation must be available within 2 blocks from offered space. Both existing space and new construction will be considered. However, if new construction is being proposed, then the site must allow for a minimum 20-foot setback from all property boundaries. The space must be fully serviced and altered to meet the Federal Government?s requirements for fire and life safety and handicap accessibility. . TENANT: Social Security Administration LOCATION: Offered properties must be located within the following delineated area: City of Ames, Iowa LEASE TERM: The proposed rental term shall be ten (10) years, seven (7) seven years firm. OCCUPANCY: Space must be ready for occupancy within 210 days' receipt of Government approved layout drawings (approximately February 2007) Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
