- U.S. GOVERNMENT WANTS TO LEASE SPACE IN DENVER, COLORADO (6CO0013) REQUIREMENT: The General Services Administration is interested in leasing office space consisting of approximately 47,356 rentable square feet, which will yield 41,179 BOMA usable square feet of either build-to-suit or existing space. The spaces will be occupied by DHS ? Immigration and Customs Enforcement, Detention and Removal Office (DRO) and DHS ? Immigration and Customs Enforcement, Office of Principal Legal Advisor (OPLA). LEASE TERM: 15 years; 10 years firm term. UNIQUE REQUIREMENTS: Space offered must be contiguous and located on the ground floor. Non-contiguous space may be considered if connected by dedicated elevator. Space must have potential for an efficient layout. Space should be located in a professional office setting. DRO requires a sally port with access directly into the leased premises. The Government requires a fully serviced lease including 60 onsite fenced secured parking spaces with adequate circulation space to maneuver buses entering and exiting the parking area to access the sally port. Approximately 110 onsite employee and visitor parking spaces are required in addition to the secured parking requirement. Public transportation must be available within two (2) blocks from the building entrance. A 50-foot minimum setback is required. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. Subleases will not be considered. Buildings listed on the National Register of Historic Places, potentially eligible for the National Register within a Historic District are encouraged to offer. Space must be fully handicapped accessible. LOCATION: Offered properties must be located in an area bounded by the streets shown below. Offered properties which front the boundary line streets will be considered to be within the area of consideration. NORTH: 88th Avenue EAST: Harvest Road SOUTH: Arapahoe Road WEST: Colorado Boulevard EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. For unimproved sites provide specific location. 2) One-eighth inch scale drawing of space offered. For unimproved sites provide site plan and location map. 3) Square footage offered. For unimproved sites provide total available acreage and proposed acreage. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
