- OFFICE SPACE WANTED BY THE U.S. GOVERNMENT AMOUNT: The General Services Administration (GSA) desires to lease approximately 27,045 rentable square feet (RSF) of contiguous office and related space together with two (2) reserved parking spaces. Rentable office space must yield a minimum of 23,517 ANSI/BOMA Office Area (previously Usable) square feet (USF). The requirement includes a request for a contiguous expansion option for an additional approximately 9,663 RSF with an additional two (2) reserved parking spaces. TENANT: Social Security Administration (SSA). LOCATION: The area of consideration is in Sacramento, CA within the area bounded by Mayhew as the eastern boundary, then west on Folsom Boulevard to Highway 50 to Folsom Boulevard, then east on Folsom Boulevard to Highway 50 to Mayhew as the southern boundary. The adjacent area of both sides of Power Inn Road from Folsom Boulevard south to 14th Street and all of the Granite Regional Park Complex is also included. REQUIRED: The space must be in an office building and section of the city that is professional and prestigious in appearance, well-maintained, and of modern design and/or tastefully rehabilitated to modern use. Retail store space and industrial space will not be considered. The space must be capable of being altered to meet the Government's requirements and handicapped accessibility. First floor space is preferred, upper floor contiguous space is acceptable with a minimum of two (2) accessible elevators serving the proposed floor. The space must be no more than twice as long as it is wide. Columns within the space must be at least twenty (20) feet from any interior wall and from each other, and be no more than two (2) feet square. There should be, as determined by the GSA Contracting Officer, adequate public parking, public transportation, eating facilities, and other services such as retail shops, banks, and cleaners in the area. The parking-to-square-foot ratio available on-site shall at least meet current local code, or in the absence of a local code requirement, on-site parking shall be available at a ratio of 1 space for every 300 rentable square feet of building area. TERM: The lease will be for fifteen (15) years, ten (10) years firm.
