Description
United States Government Seeks Expressions of Interest for Clinical Space in Phoenix, Arizona. The Department of Veterans Affairs is seeking to lease sufficient rentable square footage to yield approximately 21,000 to 21,950 net usable square feet of clinical space. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The building shall be set back from all public roads, driveways and parking areas not less than fifty feet (50) on all sides. The building must conform to other security guidelines, which will be provided during the process. The property shall include 121 parking spaces or local code, whichever is higher, adjacent to the building. The building and parking area must be fully accessible meeting all ADA and UFAS requirements. Space must be available for occupancy in April 2007. Lease term is for (15) fifteen years firm with one (1) five-year option to renew. Space is to be provided in an existing building. Delineated area: the space must be located within the Phoenix, AZ metropolitan area. This is further defined as follows: On the West: 43rd Avenue and 35th Avenue; East: 7th Street; North: Beardsley Road and Dear Valley Road South: Thunderbird Road Expressions of Interest Should Include: 1. Building name or development site, address, age of building and owner. 2. Total BOMA rentable square feet, existing. 3. Rental rate. 4. Scaled building plans, renderings and site drawings, which detail the number of parking spaces. Note: The government will pay no more than the appraised fair market rental value for space.
