- United States Government Seeks Sources to Compete an Existing Lease for Office and Related Space In Washington, D.C. REQUIREMENT: The General Services Administration is seeking to compete an existing 105,439 rentable square foot lease for office and related space and 126 structured parking spaces in Washington, DC. LOCATION: Offered properties must be located within the following delineated area in the northwest quadrant of Washington, D.C.: North: K Street East: 17th Street South: Constitution Avenue West: 23rd Street to Virginia Avenue, northwest on Virginia Avenue to 25th Street, heading north to K Street. LEASE TERM: Ten (10) years firm. OCCUPANCY: Space must be ready for occupancy no later than November 1, 2007. The government reserves the right to accept the space at an earlier date, if the space is determined to be substantially complete. The Government will relocate from the space under lease if economics and other factors prove to be favorable. The physical move costs, telecommunication costs, tenant improvement and replication costs and other variables which impact agency mission (to be determined by the Government), will be considered in the relocation decision in order to determine best value for the Government. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Expressions of interest should include the following information: 1. Building name, address. 2. Available square footage (ANSI/BOMA Office, rentable and usable). 3. Schedule for completion and occupancy date. 4. Rental rate information quotation per ANSI/BOMA office rentable square feet. 5. Scaled floor plans (as-built) identifying offered space. 6.
