Description
REQUIREMENT: The General Services Administration is seeking to lease approximately 34,216 rentable square feet of new or existing office and laboratory space with a total of five (5) secured, structured parking spaces and twenty-three (23) surface parking spaces. The rentable space must yield a minimum of 29,753 ANSI/BOMA Office Area square feet to a maximum of 31,241 ANSI/BOMA Office Area square feet for personnel, furnishings, and equipment. Although the base requirement is for office and laboratory space, this requirement could be satisfied by flex space. Space should be located within 3 blocks of a variety of inexpensive moderately priced fast food and/or eat in restaurants and other amenities such as retail shops, cleaners, banks, etc. Buildings offered must be of sound and substantial construction with fully adequate means of ingress and egress, must be altered or constructed to meet the Government?s requirements, and must be fully serviced. ACCESSIBILITY REQUIREMENTS: Offers for space in existing buildings will be evaluated for award based on level of compliance with ADAAG and UFAS. SEISMIC REQUIREMENTS: Offers for space in existing buildings will be evaluated for award based on level of compliance with current UBC as described in FEMA 310, Handbook for the Seismic Evaluation of Buildings. ADDITIONAL CONSIDERATIONS: Space must be ready for occupancy on or before January 1, 2008. LEASE TERM: Twenty (20) years, fifteen (15) years firm. LOCATION: Offered properties must be located within the following geographical area: NORTH: 91 Freeway in Compton and Rancho Dominguez; 190th Street in Torrance; Carson Street in Long Beach. SOUTH: Del Amo Boulevard in Torrance and Ocean Boulevard in Long Beach and Port area. WEST: Western Avenue in Torrance and 110 Freeway. EAST: 710 Freeway southbound from 91 Freeway to Carson Street; Bellflower Boulevard. EXPRESSIONS OF INTEREST should include the following: 1. Building name, address, and age. 2. Rentable square feet and rentable rate per square foot. 3. Method of measurement used to determine rentable square feet. 4. Common Area Factor(s) for available space by floor, if applicable. 5. Evidence of ownership, legal description, flood plain data, photographs of existing buildings or sites, and scaled floor plans (as-built) identifying offered space. 6. It is preferred that offers be submitted by owners or authorized representatives of the owners with evidence of the agent?s authority to act in this capacity.
