Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 20,930 rentable square feet yielding a minimum of 18,200 ANSI/BOMA office area square feet of office and related space in La Marque-Texas City, Texas. Space is preferred to be contiguous and not accessible by the general public. Eighty-two (82) parking spaces, within 1/10 mile walking distance of the building, must be provided as part of the lease. Fifteen (15) parking spaces shall be reserved exclusively for government use and shall be immediately adjacent to the building. The space should not be located or constructed within the 100 year flood plain. The delineated area is as follows: Beginning at the intersection of Hwy 3 and FM 2004, proceed south on Hwy 3 to 25th Ave. Turn left on 25th Ave. and follow to S. Amburn Rd. Turn left on S. Amburn Rd and follow to FM 1765. Turn right on FM 1765 and proceed to FM 2004. Turn left on FM 2004 and proceed south to HWY 6. Turn right on HWY 6 and follow to FM 646. Turn right on FM 646 and proceed north to FM 1764. Follow FM 1764 to IH-45. Turn left on IH-45 to 32nd Ave. Turn right on 32nd Ave and follow to FM 2004. Turn left on FM 2004 and proceed to the point of origin at Hwy 3 and FM 2004. Space must meet the Federal Government?s standards for fire safety and must be ADA compliant. The requested space must be provided in a building capable of being constructed or altered to meet the Government?s needs and security requirements. Secure office space and facilities in an office building, fully serviced, and altered to Government specifications are required. Lease term is 15 years, 10 years firm. Space offered must have potential for efficient layout. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building?s ownership. Expressions of interest should include 1) Building name and address to include the full nine (9) digit zip code, 2) Available square feet and rate per square foot, 3) Common area factor(s) for available space by floor, if applicable, 4) Rentable and ANSI/BOMA square feet offered, and 5) Owner?s name and address and written statement from owner that the offeror has legal authority to provide information on the property. This is neither a solicitation for offers nor a request for proposals. The Government will not pay for any costs incurred as a result of this ad.
