- **THIS MODIFICATION ADDRESSESS A REVISION TO THE SPACE SPECIFICATIONS AND REQUIRMENTS** REQUIREMENT: The United States Government seeks to lease approximately at least 7,564 rentable square feet yielding at least 6,577 ANSI/BOMA office area square feet (ABOASF) of office and related use space. Space must be located in a Class A office building and positioned in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space must be located on the MARTA Rail-line with enclosed access to the MARTA Rail-line within the same block of building or building complex. Subleases are not acceptable. DELINEATED AREA: The space will be located within the Central Business District for the City of Atlanta and is bounded as follows: North: North Avenue NW East: I-75 / I-85 South: I-20 West: Marietta Street NW to Spring Street SW REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Three (3) on-site, covered parking spaces are required. Enough additional parking must be provided on-site to at least meet current local code requirements. In the absence of local code requirements, Lessor controlled parking shall be available at a ratio of one (1) space for every one thousand (1,000) rentable square feet of Government-demised area. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The main entrance must be wheelchair accessible. The building must have 24/7 security and 24/7 access. Commercial eating facilities must be available within the building or building complex. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
