Description
**THIS MODIFICATION ADDRESSESS A REVISION TO THE DELINEATED AREA AND A REDUCTION IN THE SIZE OF THE OFFICE AREA** REQUIREMENT: The U.S. Government is seeking to lease approximately 14,312 rentable square feet yielding 12,445 ANSI/BOMA office area square feet of contiguous office and related space in Lakeland, Florida. Build to suits will be considered. The delineated area is bounded as follows: North: East Memorial Boulevard East: South Combee Road to Bartow Road to Polk Parkway to Lakeland Highland Road South: Scott Lake Road to South Carter Road to West Carter Road West: South Florida Avenue to Polk Parkway to Harden Boulevard to Ariana Street to South Wabash Avenue Public parking must be located within a 2-block radius of the site. Parking should equal one (1) for every two hundred (200) square feet of leased space or per code, whichever is more stringent. The site should be accessible by public transportation throughout the extended workday (7:00 AM to 5:30 PM, Monday through Friday) with access available beyond normal business hours. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required, to include ample windows to provide natural lighting and both public and separate employee rest rooms. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before June 1, 2007. Lease term is ten (10) years, five (5) years firm. The space should not be located in the 100 year flood plain. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Subleases are not acceptable. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, April 28, 2006.
